Managing and maintain work procedures, shared and confirmed by Oasis Head. Reasonable English and Arabic (If possible) skills, has an ability to compose letters with high communication skills in English. Microsoft Office skills must have the know how on the applications. Develop mall leasing strategy along with identifying the zoning and tenant mix to achieve maximum profitability from the GLA. Assist with developing the Leasing projections and business plan and establish revenue objectives for mall. Pro-actively market the mall according to tenancy plan and achieve maximum rentals and occupancy levels. Negotiate lease s for both vacant units and renewals across all categories including: Anchors, line units, F&B and leisure. Develop and maintain a long-term beneficial relationship with all existing tenants and Retail Groups to ensure continued and future business.Analyze information on property values, zoning, revenue growth, visitor s traffic volume, patterns to determine streamline improvements and add in further requirements.Be the primary point of contact for owners, public authorities, service providers and tenant communications.Assist and recommend the finance department for preparation detailed budgets and financial reports for the property (On specific agreed dates). Work with tenants to develop retail standards and ensure tenants fulfill their lease obligations. Study, review, recommend policies, procedures that will increase, improve, and maximize tenant occupancy of the mall as per the plan. Research and report to management on competitive Leasing, Specialty leasing trends in the industry and within the geographical and catchment areas of the mall. Coordinate and assist in preparation of marketing collateral for the mall including promotional plans, developing informational material, preparation of leasing/ marketing brochures and presentations. Work alongside the Oasis Head/ LMG Marketing Manager Oman to plan and execute marketing campaigns for the mall.Work alongside the Oasis Head to plan and execute leasing campaigns for the mall. Recommend and execute additional revenue generation plan for the mall to facilitate and generate maximum revenue from specialty leasing including banners, marketing spaces, kiosks, ATMs and other revenue generation sources.Follow legal procedures with respect to mall operations and tenant interactions.Review rental projections to ensure that they are in line with rental markets.Take steps to improve customer experience throughout the property.Delivery of the workplace experience in a single or multiple customer location.Work and coordinate with the Leasing/ Marketing Manager to achieve targets.Building and sustaining effective relationships within the customer organizationActs as the single point of contact for allocated building(s), managing relationships with customers, suppliers and their own team to deliver a clean, safe, and effective working environment for customers, visitors and colleagues.Organizes and plans the flow of work for a large, multi-disciplined team, adapting to changing priorities and where necessary working with support functions within to maximize productivityActs, and ensures others act, in accordance with all relevant Health & Safety, statutory requirements, Mall LOD s and guidelines, industry standards and quality standards.Motivates, enthuses, inspires and empowers their team to deliver superior customer servicePlays a lead role in the management and control of incidents (e.g. business continuity, environmental impact), owning timely and appropriate communication.Manage tenant relations by inspecting and observing daily operation of all tenant spaces to ensure conformance to lease provisions, property policies and governmental regulations.Plan with Project Team, coordinate and administer the facility management team to execute general maintenance and major repairs if applicable.Develop and implement approved procedures and systems across all mall functions to ensure smooth co-ordination and co-operation among various internal departments to facilitate business needs and deliver positive customer and tenant experiences.Follow legal procedures with respect to mall operations and tenant interactions.
