    Job Accountabilities

    Outlined below are the key responsibilities of the role, along with their respective time allocation and performance indicators:

    1. Maintenance (Preventive & Corrective) – 50%

    Responsibilities:

    • Perform routine inspection and maintenance of chillers, AHUs, FCUs, and chilled water pumps
    • Monitor and operate Building Management System (BMS)
    • Check raw and treated water levels and maintain daily RO plant records
    • Service HVAC equipment as per scheduled maintenance plans
    • Attend and resolve HVAC-related complaints and cooling system issues
    • Replace cartridge filters and maintain water line systems
    • Monitor temperature performance of heat exchangers
    • Diagnose and repair air-conditioning units, including package and split systems
    • Replace faulty components and ensure proper functioning
    • Conduct daily inspections to identify potential issues

    Performance Measures:

    • Reduction in equipment breakdowns and downtime
    • Improved turnaround time (TAT) for repairs
    • Quality and efficiency of maintenance work

    2. Parts Management & Record Keeping – 20%

    Responsibilities:

    • Maintain accurate service records, logbooks, manuals, and reports
    • Track and manage spare parts inventory and tools

    Performance Measures:

    • Accuracy and completeness of records
    • Up-to-date inventory and documentation

    3. Teamwork, Coordination & Communication – 10%

    Responsibilities:

    • Collaborate with team members and support overall maintenance operations
    • Maintain strong attention to detail during inspections and measurements
    • Communicate effectively with supervisors and colleagues
    • Demonstrate willingness to learn and adapt to new tasks

    Performance Measures:

    • Work progress and task completion
    • Feedback from supervisors and team members

    4. HSE Compliance & Punctuality – 10%

    Responsibilities:

    • Adhere strictly to health, safety, and environmental (HSE) standards
    • Follow safe work practices and report any violations
    • Ensure proper use of personal protective equipment (PPE)
    • Maintain hygiene and follow workplace safety regulations

    Performance Measures:

    • Full compliance with HSE standards
    • Attendance and punctuality records
    • Proper use of PPE and adherence to safety protocols

    5. Special Assignments – 10%

    Responsibilities:

    • Carry out additional tasks assigned by the line manager
    • Be flexible in handling responsibilities beyond core HVAC duties

    Performance Measures:

    • Timely completion of assigned tasks
    • Ability to adapt to operational requirements

    Job Requirements

    Academic Qualification:

    • Secondary School Certificate / High School (preferred)

    Professional Qualification:

    • Diploma or vocational certification in Air Conditioning and Cooling

    Formal Training:

    • Relevant industry experience with on-the-job training

    Practical Experience:

    • Minimum 5 years of total experience, including at least 3 years as an A/C Technician
    • Strong knowledge of HVAC systems, troubleshooting, and maintenance techniques
    • Ability to detect faults and carry out necessary repairs and part replacements
    • Good communication, interpersonal, and time management skills
    • Physically fit with strong hand-eye coordination
